Parkes & Pearn will manage your property throughout the complete lettings process from organising inventories, tenant referencing, arranging for properties to be cleaned before tenants move in, right through to handling deposit negotiations once the tenancy has come to an end. We can also manage your property even if you have already found a tenant yourself or through another letting agent.

During the tenancy period we will liaise with utility providers and arrange any necessary repairs, maintenance works and safety certificates on your behalf in addition to organising payment of outgoings such as ground rent and service charges.

To accompany our handling of the everyday maintenance issues we also regularly visit your properties, conducting routine inspections to check on the condition during the tenancy.

The comprehensive service provided by Parkes & Pearn means you can sit back and relax in the knowledge that your property is being looked after with your best interests taken care. Of equal importance of course is your rent is paid to you on time.

Any of the recommended contractors we use will hold all of the relevant qualifications and insurance required to carry out works which are regularly inspected by our team. They are also carefully selected and reviewed by our directors.

LANDLORDS – TERMS & CONDITIONS

LEVEL OF SERVICE OFFERED:

FULLY MANAGED:  12% + vat

INCLUDES: -Collect and remit the monthly rent received -Pursue non-payment of rent and provide advice on rent arrears actions -Deduct commission and other works -Advise all relevant utility providers of changes –Undertake a minimum of two inspection visits per annum and notify landlord of the outcome -Arrange routine repairs and instruct approved contractors -Hold keys throughout the tenancy term

 

TENANT FIND:      £500 + vat

INCLUDES: -Collect and remit initial month’s rent received -Agree collection of any shortfall and payment method -Provide tenant with method of payment -Deduct any pre-tenancy invoices

 

RENT COLLECTION ONLY:      8% + vat

INCLUDES: -Collect and remit initial month’s rent received -Agree collection of any shortfall and payment method -Provide tenant with method of payment -Deduct any pre-tenancy invoices

 

ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE):

SETUP FEE : £100 plus VAT
-Agree the market rent and find a tenant in accordance with the landlord guidelines;
-Advise on refurbishment -Provide guidance on compliance with statutory provisions and letting consents
-Carry out accompanied viewings (as appropriate )
-Market the property and advertise on relevant portals -Erect board outside property in accordance with Town and Country Planning Act 1990

All inventories come with extensive digital images supplied on a separate file and usually in the region of 100+ images per property.

All utility meter readings are taken and photographed.

All health and safety matters are highlighted.

All carbon and smoke detectors are tested.

Executive Members of the AIIC and hold PI/PL to cover all services, all of the Inventory team hold current CRB checks
